Roof Replacement

Sometimes a roof is past the point of patching. When repair won’t hold, we deliver a complete tear-off and a brand-new roof — built with quality materials to protect your home through the next decade and beyond.

Repair or replace?

Signs it’s time for a new roof

A good roofer always tries to repair before recommending replacement. But once a roof reaches a certain point, repairs become a losing battle — you keep paying to patch a roof that’s failing everywhere at once. Watch for these signs:

  • The roof is at or past its expected lifespan (often 20–25 years for asphalt)
  • Widespread cracked, curling, or balding shingles — not just a few
  • Recurring leaks in multiple, separate areas of the roof
  • A sagging roofline or soft, spongy decking underfoot
  • Severe storm damage across a large portion of the roof
  • Repair costs that are adding up to a large share of replacement

Not sure which you need? We’ll give you an honest assessment with a free inspection — and if a repair will do, that’s exactly what we’ll recommend.

Our process

What a replacement looks like

A full replacement is a big project, but a well-run one is smooth and predictable. Here’s how we do it — usually start to finish in just a day or two.

Inspect & quote

We assess the roof and decking, review your material options, and give you a clear, written, fixed-price estimate.

Tear off

We strip the old roof down to the deck, protecting your landscaping and property, and haul away all the debris.

Repair the deck

With the deck exposed, we replace any rotted or damaged wood and install fresh underlayment and ice-and-water shield.

Install & clean up

We lay the new roofing system, flashing, and ventilation — then do a full magnetic nail sweep and final walkthrough.

Your options

Materials to fit your home and budget

We’ll help you weigh cost, longevity, and looks to choose the right system for your home and climate.

Asphalt shingles

The most popular choice — affordable, versatile, and available in architectural styles that add depth and curb appeal. Typically 20–30 years.

Metal roofing

Exceptionally durable and energy-efficient, standing up to wind, fire, and decades of weather. A long-term investment that can last 40–70 years.

Tile & specialty

Concrete and clay tile offer a distinctive look and a very long service life. We’ll source the right specialty system to match your home’s style.

Quality underneath counts too. A roof is more than its surface. Every replacement we install includes a proper underlayment, ice-and-water barrier, drip edge, flashing, and balanced ventilation — the layers that actually keep water out and let your roof breathe.

Warranty & what to expect

A new roof is a major investment, and we back ours accordingly. You get a roof built to last and the documentation and guarantees to prove it.

  • 10-year workmanship warranty on our installation, on top of the manufacturer’s warranty covering the materials themselves.
  • A clean, respectful job site. We protect your home, contain debris, and finish with a magnetic sweep for stray nails.
  • Fixed, upfront pricing. The estimate you approve is the price you pay — surprises only happen if we find hidden deck rot, and we’ll always discuss it first.
  • Insurance & financing help. If storm damage triggered the replacement, we’ll assist with your claim and walk you through your options.
Questions & answers

Roof replacement FAQs

Most residential replacements are completed in one to two days, depending on the size and complexity of the roof, the material chosen, and the weather. We’ll give you a clear timeline before we start and keep you updated throughout.

A roof-over is sometimes possible, but we generally recommend a full tear-off. It’s the only way to inspect and repair the deck, install fresh underlayment, and give you the longest-lasting result — and it avoids trapping hidden damage under a new surface.

No. You can stay in your home throughout the replacement. There will be some noise during the workday, but your home stays livable and your roof is never left exposed overnight — we make sure it’s protected at the end of each day.

If your roof failed due to a covered event like a storm, replacement is often covered minus your deductible. If it’s simply worn out from age, that’s usually a homeowner expense. Either way, we help you understand your coverage and document any storm damage for your claim.
